Lilyfield is a suburb of Sydney, located 6km west of the CBD in the Inner West Council Local Government Area.


Lilyfield is known as being one of the best located suburbs in Sydney for access to transport, lifestyle facilities, work and schools.


Historically, Lilyfield was home to farmland with lilies that originally grew in the fields. It was also home to the famous Callan Park Hospital for the Mentally Insane.


Today, Lilyfield is one of Australia's most gentrified suburbs, with an extremely wealthy demographic residing and continuing to call Lilyfield home.

Lifestyle

Lilyfield is best known for its location in Sydney. It is situated very close to the CBD, with excellent transport services, easy access to the city and the base of the Balmain Peninsula, known for its village lifestyle.


Lilyfield lies on the south eastern corner of the well known 'Bay Run', which attracts people from all over Sydney and is one of the most photographed fitness locations in Australia.


Running, walking and cycling are all commonly seen along bay run, as is running clubs in the area.


Callan Park and King George Park are a common places where locals also exercise, Picnic and take pets for walks. Especially towards the harbour.


Leichhardt Oval is within Lilyfield and home to the West Tigers, formerly known as the Western Suburbs Magpies. Rugby League, Soccer, Cricket and Rowing are all common sports.


Many social clubs are present within Lilyfield such as yoga, social, comedy and triathlete clubs. Gyms exist along Balmain Road towards Rozelle.


School Zones

Lilyfield has many schools within its catchment area. Orange Grove Public School is the main public primary school within its catchment area, though some younger residents also attend Leichhardt Public School and Rozelle Public School.


Sydney Secondary College in Leichhardt is the most common public high school for adolescent students, though some also attend Fort Street High School in nearby Petersham, who excel as it is known as one of Sydney's top selective academic schools.


Newington College, Presbyterian Ladies College, International School and Trinity College are all very common schools for the wealthier families that live in Lilyfield, and are all fairly close by.


Bridge Road School lie 5 minutes away in Camperdown and is for students of special needs.


Demographics

Lilyfield was once home to Sydney's working class residents who worked in the local bricks and mortar factories and shipyards that the inner western suburbs of Sydney we're famous for.


These days however are long gone. Most of Lilyfield's population sit within the top 10% of earners in Sydney, largely residing here due to location being 10 minutes to the CBD.


Alike to many of Sydney's upmarket suburbs, close to 30% of Lilyfield residents own their homes entirely outright, with an owner occupancy rate of close to 70%.


The family household rate is also close to 70%, adding to the pressure on stock, as the average home in Lilyfield takes over 10 years to transact.


Alongside all of these factors, the median household income per week has more than doubled in the last 15 years, moving from $1,431 per week to $2,858 per week between 2006 and 2021.


This has allowed many residents to renovate or redevelop their existing miners cottages into beautiful modern properties as seen throughout the suburb.


Employment

Healthcare, IT, Finance and Law are all the most common employers of Lilyfield residents, many holding positions earning above $3,000 per week.


Close to 65% of Lilyfield's employed population work in either professional roles or management positions, and over 50% worked entirely from home.


Alongside employment field, the most common regions for employment we're the CBD and Inner West Hubs such as Burwood, Redfern and Ashfield. All within 20 minutes of Lilyfield, creating one of Australia's best lifestyle triangles.


Transport

Lilyfield is serviced by many different forms of transport. Originally it was the terminus of the tram line for Sydney's tram system.


Today Lilyfield Station is serviced by the Inner West Light Rail, that runs into the CBD and west to Dulwich Hill. Many of the professional service workers who work in the CBD use this service.


Lilyfield also has many buses that run towards all regions of the city and inner west. These can be caught along Balmain Road, Lilyfield Road and towards City West Link.


Lilyfield residents also use private transport quite regularly. Situated between some of Sydney's major arterial roads, such as City West Link, the Rozelle Interchange and Victoria Road allows ease of access for residents to all locations of Sydney.


Shopping Centre's, Restaurants & Facilities

Lilyfield is a very walkable neighbourhood with a walkscore of 77. This is largely due to the presence of many services lining the streets of Balmain Road such as boutique stores, cafe's and restaurants.


As previously mentioned, sport is a common interest of Lilyfield residents with Rugby League, Soccer, Cricket, Rowing and Running all being common throughout many of the parks in the suburb and the bay. Lilyfield is one of the best locations to run in Sydney and famous for Bay Run.


Locals also enjoy the pub and village lifestyle that neighbouring suburbs such as Rozelle and Balmain have to offer. Le Montage is also by the bay and is a famous Sydney venue for functions such as Weddings and Formals.


For authentic cuisine, Leichhardt is great for Italian food, as is Ashfield, Burwood and Newtown for cuisine of other cultures, which all lie within 15 minutes of Lilyfield.


Aged care facilities and retirement living also lie within Lilyfield and close by. Royal Prince Alfred Hospital and Balmain Hospital also lie within 10 minutes of Lilyfield for access to every medical service required.


Shopping is generally done at the nearby Birkenhead Point in Drummoyne or the City at places such as Pitt Street Mall.

Development

Lilyfield is primarily a suburb of houses whether that be detached cottages or semi-detached dwellings that make up over 70% of the suburb.


Apartments and flats do exist, though are primarily towards the southern end of the suburb, towards City West Link and Leichhardt. It should be noted that many of these units are well constructed of brick veneer and tile.


Most of the development in Lilyfield is within the renovation and redevelopment space as subdivision blocks are very rare, though are often met with fierce demand when available.


Unit and townhouse developments are also fairly rare, though in recent years there is some space for development towards Leichhardt, particularly as zoning laws are changing and densities increase.


Capital Growth

Lilyfield is one of Sydney's premiere capital growth locations, as is its neighbours Rozelle and Leichhardt.


Lilyfield has averaged close to 9.5% capital growth year on year for the past 50 years, and this trajectory is only set to continue. Properties in 1990s could be found as cheap as $120,000 and now are worth well over $2 million.


Some of the homes in Lilyfield are known to perform at above 11% growth year on year and have created sensational wealth for many families in the suburb.


Townhouses and units perform at 6% and 5% growth year on year on average. Houses, particularly miners cottages in Lilyfield are the primary source of demand, particularly from families and professionals.


Cash Flow

Due to extremely high capital growth, Lilyfield previously averaged closer to 3.2% yield, though now generally yields between 2.5-2.7%. This is consistent with many of the highest performing suburbs in Australia having a light inverse relationship of capital growth and yield.


Apartments and townhouses generally yield close to 4% year on year, again largely due to their price, being at times more expensive than houses that are situated only 10km west of Lilyfield.


It should be noted that homes in Lilyfield, particularly with city views may attract $2,500 per week in rent, a very uncommon theme for a suburb west of the harbour bridge.


Rental Demand

Lilyfield possibly has the lowest vacancy rate of any suburb in Sydney's Inner West, and regularly averages 1.4% vacancy rates for houses and is in a constant undersupply.


Within the 2019 market correction and COVID, Lilyfield still averaged below 3% vacancy rates and presently sits at 1.1%.


Townhouses and apartments average slightly higher with 2% average vacancy rates. These are mostly in the southern part of the suburb towards Leichhardt.


It should be noted that homes especially north of City West Link are known to have very consistent rent increases of close to 4%. This is a very uncommon number for homes in Sydney above $1.5 million, and largely due to the high owner occupier presence and constant undersupply.
