Hampton is a coastal, affluent bayside suburb of Melbourne, located 14km south east of the CBD. It is within the Bayside local government district. Hampton is surrounded by many upmarket bayside suburbs including Brighton, Brighton East, Hampton East & Sandringham. It is not uncommon for trophy homes to be seen in Hampton, many with tennis courts, pools, wine cellars, large garages and outdoor living areas. Located next to the neighbouring golden mile of Brighton, Hampton is one of the Melbourne’s most popular and in demand suburbs, featured on many outdoor living shows such as the Block.
Hampton was mostly developed and subdivided in the 1930s and beyond, previously a place where the market gardens were held. Being close to the coast, Hampton is on one of the more beautiful stretches of Port Phillip Bay, particularly towards the Brighton Beach shacks and south towards Sandringham and Black Rock.
Lifestyle
Alike to many Bayside suburbs, Hampton has a fantastic coastal lifestyle; beautiful walking and running tracks, great facilities such as Football Clubs, Cricket Clubs, Sailing Clubs and much more.
Locals generally can be seen throughout the suburb enjoying their local suburb having coffee or at the many eateries along Hampton Street, close to the station. Close by is Hampton Beach where many enjoy exercising, particularly towards the long distance running tracks of the bayside along beach road, which stretch right through south to Beaumaris and north to Port Melbourne.
Castlefield Reserve is the main field and part within Hampton and is used for AFL in the winter and cricket in the summer. Many locals walk pets around here and the beachside and enjoy the wide open low density streets of their suburb. Thomas Street South Reserve, Boss James & RJ Sillitoe Reserve also all serve as other recreational parks for residents of Hampton. There are many smaller boutique style stores throughout the suburb, particularly towards Hampton Street, and also gyms and fitness clubs towards the station.
School Zones
As a wealthy suburb, it is fairly common for many residents children to attend Brighton Grammar, Melbourne Grammar, St Catherines, Kilbreda College or Mentone Girls Grammar School.
In the public sector, primary students tend to attend Hampton Primary School or St Mary’s Primary School for a catholic educations.
Secondary students generally attend Brighton Secondary College, Sandringham 7-9. Haileybury or St Leonards if for Catholic education.
Berendale School in neighbouring Hampton East serves students of special needs. It is fairly well known and highly rated amongst Melbourne special schools.
Demographics
Hampton is one of Melbourne’s wealthiest suburbs, and this has continued to grow over time. The median household weekly income is $2,682 per week as of 2021, close to double the state and national average. It should be noted that this has increased at a higher rate than state and national averages due to the high presence of professional services workers that make up more than 60% of the suburb.
Hampton alike to neighbours Brighton and Sandringham has a very high owner occupier rate at close to 80%. Over 40% of all owners in Hampton also own their homes entirely outright, meaning many individuals have a lot of equity left in their pockets.
Hampton is mostly made up of residents of European descent, however in recent years there has been more migration of Asian residents particularly from China due to the presence of many good schools in the surrounding suburbs.
The suburb is mostly families, however there are a number of lifestyle individuals and young people that live close to the water and station, where there tends to be a higher density of apartments and townhouses.
Employment
Over 60% of residents are employed in professional services, many within Hospitals, IT, Accounting & Finance. Most of these residents hold significant roles, particularly residents who live in the larger detached dwellings closer to Beach Road. Many of the younger residents in the suburb hold roles within the many boutique cafes and restaurants that are throughout the suburb.
It should be noted that Hampton has an extremely high family income at $3,638 per week. This is due to a high participation rate and many dual income working households in Hampton.
Transport
Hampton Station lies close to many parts of the suburb and most of the facilities. Trains provide a very easy way to travel into the city and further south towards Sandringham. Buses provide more diverse routes, south towards Frankston and north towards Clayton. There are many longer distance buses that depart from Hampton Road, which also run in towards the city.
Many residents in Hampton though do use private transport, particularly those with families and those who live on many of the larger blocks within the suburb.
Shopping Centre's, Restaurants & Facilities
Hampton is a vibrant, coastal and green suburb. The streets and nature of the suburb appeals to many families, which regularly can be seen using these facilities walking throughout the suburb.
Hampton has a particular boutique style café and restaurant culture, different to that of Brighton which is more consumer based. Many residents are regular attendees of most cafes and restaurants in the suburb. These mostly lie on Hampton Road, but also throughout other pockets close to other main roads.
Residents also enjoy the local seaside marinas close by. Many enjoy sailing out of Royal Brighton or Sandringham Marina on their private power and sailing boats.
There are a few high end aged care and retirement living facilities towards the middle of the suburb. Linacre Private Hospital provides many residents with healthcare and also specialist care.
Development
Hampton is a mostly low density residential suburb, with most of the suburb being mainly detached houses on large blocks above 500m2. Some of the suburb, particularly towards Beach Road and the station has medium density with townhouses and apartments.
Most of the older style homes and apartments are brick and tile styled dwellings. However in recent years, there has been many renovations and updated homes converted to large double and triple story mansions.
A high quality of fixtures and fittings is common in Hampton with both open plan living and classical features in many of the existing and renovated dwellings still being fairly common.
Capital Growth
Hampton is one of Australia’s best suburbs for capital growth, regularly mentioned in many past and present statistical studies. This is due to the low level of stock and high level of wealthier individuals residing in the suburb. Many aspiring homeowners wanting to purchase in Hampton have large sums of capital available at their disposal as well. Hampton has reached close to 10% capital growth year on year in recent decades and is fairly consistent through the whole suburb. Units have performed at between 5-6%, still fairly good for Melbourne due to the short supply of many, different to the larger blocks in the CBD.
Cash Flow
Houses generally average between 2-2.5% yield in Hampton. This is generally due to the high entry price point to purchase in Hampton and the consistency of high capital growth. Units average higher between 3.5-4.5% yield, which is generally higher on the newer dwellings with a high level of fixtures and fittings.
Rental Demand
Low stock is a consistent theme of houses for rental dwellings in Hampton. This keeps the vacancy rate usually below 2% and leads to consistent rental increases of 3% on average.
Apartments generally average between 2-4% vacancy rates and increase at around 2% year on year. This is due to the suburb mostly demanding larger dwellings for families with yard space, not apartments.
